The Washington Commanders’ return to the RFK campus is an effort to transform one of the most underutilized and historically significant parcels in the nation’s capital into a mixed-use, riverfront neighborhood anchored by sports and entertainment. The club’s Head of Real Estate, Andy VanHorn, will join us to discuss the strategic thinking behind the $6 billion-plus redevelopment project. The conversation will explore what makes this district unique, including the scale of the 180-acre site, the centrality of housing and affordability to the plan, and the decision to break the campus into distinct zones that will give more of a civic-development feel.

The Blueprint for Urban Revitalization

The Indiana Pacers and Indiana Fever are testing the thesis that sports franchises can become the anchor needed to rebuild American downtowns in a post-office economy. Pacers Sports & Entertainment Chief Commercial Officer Joey Graziano will join us to discuss the organization’s $2 billion-plus Fieldhouse District development project and explain how it is using high-profile partnerships, with companies like Live Nation Entertainment, The Ritz-Carlton, and Cosm, to create “one-of-one” destinations and experiences that cannot be replicated in the suburbs.

The Philadelphia Sports Partnership

Harris Blitzer Sports & Entertainment and Comcast Spectacor announced a joint venture to build a new arena in the city’s South Philadelphia Sports Complex last year. In 2030, the 76ers and Flyers plan to open their new home and debut a new WNBA team, while also expanding the footprint’s retail, restaurants, and public space. HBSE EVP, Head of Real Estate and the joint venture’s Real Estate lead Alex Kafenbaum will join us to discuss the collective effort.

Lessons from ONE DAYTONA

NASCAR recognized earlier than most sports properties that gameday venues have an opportunity to evolve into broader lifestyle and entertainment ecosystems capable of generating traffic, relevance, and revenue year-round. Original plans for ONE DAYTONA were released back in 2013! Today, the project has matured into a mixed-use district that includes 300,000-square-feet of retail, dining, and entertainment, two hotels, and 411 luxury apartments, while NASCAR has continued to find new ways to monetize and activate its real estate holdings (see: Amazon fulfillment center). NASCAR Chief Operating Officer Ben Kennedy will join us to discuss what the organization has learned about placemaking, real estate monetization, and building commercial ecosystems around sports facilities.
